Property Preparation Make the most of your shoot
To ensure the best results, the property should be ready at the scheduled shoot time. Preparation typically includes lights on, blinds open where appropriate, beds made, rooms tidied, counters cleared, pets secured, and vehicles moved from driveways when possible.
Scheduling & Access On-time access keeps everything smooth
Please ensure access to the property is available at the scheduled time.
- Wait time beyond 15 minutes may result in a rescheduling fee or additional service charge based on availability.
Service Area Travel within 30 minutes is included
Listings located within 30 minutes (one way) of our primary service area are included in standard pricing.
- Listings requiring more than 30 minutes (one way) of travel are subject to a $50 service area fee. Any applicable fee will be confirmed prior to scheduling.
Luxury Listing Classification When Luxury pricing applies
Some listings may be considered luxury based on factors such as:
- Listing price of $750,000 or higher
- Property size of 3,500 sq ft or more
- Waterfront or premium view properties
- Custom-built, historic, or high-end new construction homes
